This homeowner reached out to Americrawl after discovering mold growth and musty odors coming from their crawl space. Moisture buildup over time had led to the development of surface mold on wood framing and insulation, raising concerns about indoor air quality and long-term structural impact. Our team began the project with a full crawl space cleanout, removing all debris, deteriorated insulation, and organic material that could contribute to continued mold growth or poor air conditions. This thorough cleaning process was essential to prepare the area for effective treatment and protection. Following the cleanout, we performed professional mold remediation, applying an EPA-registered antimicrobial treatment to all affected wood surfaces. This treatment effectively kills active mold and inhibits future growth, creating a healthier environment both in the crawl space and throughout the home. To prevent further moisture intrusion and protect against future mold issues, we installed a durable vapor barrier across the floor of the crawl space. To restore the structure, Americrawl’s skilled technicians began by carefully removing the damaged center beam and replacing it with a new, treated lumber beam designed to resist future moisture and insect damage. This new beam provided immediate support to the home’s floor system, correcting much of the sagging. The sill plates—critical components that transfer the load from the walls to the foundation—were also replaced where rot and decay had been found. Proper anchoring and sealing ensured long-lasting stability and protection against further deterioration. Several floor joists were sistered with new lumber to restore strength and load-bearing capacity. In areas with more severe damage, full joist replacements were completed to ensure the floor was properly reinforced.

This Property Management Company contacted Americrawl after noticing signs of foundation settlement around their property, including stair stepping cracks in there foundation walls. After a comprehensive inspection by our experienced foundation specialists, it was determined that the home was experiencing structural movement due to unstable soil conditions beneath the foundation.
To address the issue and permanently stabilize the structure, Americrawl recommended and installed a helical pier system—a proven method for lifting and securing foundations that have shifted or settled over time.
The process began with carefully excavating around the affected foundation areas to expose the footing. High-strength helical piers were then hydraulically driven deep into load-bearing soil layers, ensuring long-term support. Once the piers reached the proper depth and torque specifications, heavy-duty foundation brackets were attached to the home’s footing, transferring the structural load from the unstable surface soils to the more stable strata below.
Throughout the process, the Americrawl crew maintained a clean, organized job site and kept the homeowner informed during each step. In many cases, including this one, our team was able to lift the foundation back toward its original position, closing gaps and improving the overall levelness of the structure.
By installing helical piers, this customer now has a permanently stabilized foundation with a transferable warranty, adding long-term value and peace of mind to their investment.
