The installation team completed a crawlspace remediation and structural reinforcement project designed to improve moisture control and restore floor system stability beneath the home. The project began with a full crawlspace cleanout, removing debris and organic materials to create a clean, serviceable environment and improve overall access within the space. To address groundwater intrusion, 132 linear feet of AmeriDrain interior crawlspace drainage system was installed along the foundation perimeter to intercept seepage and relieve hydrostatic pressure at the footing level. The drainage system was routed to one AmeriSump sump station, which was installed to efficiently collect and discharge water away from the home through a dedicated exterior discharge line. In addition, fourteen (14) 2x10 sister floor joists were installed alongside existing framing members to reinforce weakened joists, improve load distribution, and restore structural integrity to the floor system. Together, these improvements provide enhanced moisture management, increased structural support, and a cleaner, more stable crawlspace environment.

**Inspection & Diagnosis** Inspector Daniel was assigned to the property and contacted the customer en route to provide an estimated time of arrival. The home was located in downtown Indianapolis, approximately 20 minutes from Americrawl’s Southside Indianapolis office. Upon arrival, Daniel inspected the drywall cracks and quickly formed a hypothesis regarding potential structural inadequacies in the crawl space. The homeowner granted access to the crawl space, where Daniel conducted a thorough inspection of the foundation. It was discovered that the home lacked a central support beam—an essential structural element that had been omitted during construction. The engineered floor joists spanned an excessive 18 feet without a supporting load-bearing beam. This configuration had caused the floors to sag slightly in the center, resulting in cracks along the interior walls and ceilings. To properly support the weight of the home and restore structural integrity, Daniel recommended the installation of a 4-inch steel I-beam system, reinforced with SmartJack adjustable piers, strategically positioned along the center of the crawl space. **Installation & Repair** Crew Foreman Brian was assigned to carry out the installation. Upon arrival, he greeted the homeowner at the front door and took the time to thoroughly review the proposal to ensure the customer understood the recommended repair process. The installation began with the excavation of SmartJack bases. Brian and his crew dug and prepared gravel-filled footings, compacting the material to create a stable foundation. Once the gravel was set, concrete blocks were placed to support the SmartJacks. The crew then moved on to the challenging task of installing a 46-foot-long, 4-inch steel I-beam through the center span of the crawl space. Precision was key; each section was carefully positioned and anchored. Once the I-beam was in place, the SmartJacks were installed and adjusted to begin gently lifting and leveling the structure, effectively restoring stability to the center of the home. **Results & Customer Satisfaction** The repairs successfully addressed the structural deficiency that had caused the drywall cracking. With the new support system in place, the floors were re-leveled, and pressure was redistributed properly throughout the crawl space. The homeowner expressed relief and satisfaction with both the professionalism of the Americrawl team and the results of the repair. This project involved installing 172 feet of the AmeriDrain drainage system to effectively manage water intrusion and direct it safely away from the crawl space. To further protect the area, our team completed a full 1,358 square feet CleanSpace encapsulation system, sealing the crawl space from ground moisture. All exposed wood surfaces were treated with 1,358 square feet of Timbor Spray for long-lasting protection against mold and decay. To ensure dependable water removal, we also installed a new Zoeller M53 pump along with a Sedona dehumidifier, providing superior humidity control and air quality.

The installation included 120 linear feet of AmeriDrain Drainage System, designed to effectively capture and redirect groundwater away from the foundation to prevent flooding and water intrusion issues. To manage collected water, we installed a high-performance SuperSump sump pump system, ensuring reliable water removal and long-term protection against excess moisture. The crawl space floor was fully encapsulated with 1,150 square feet of CleanSpace vapor barrier, creating a sealed environment that drastically reduces humidity levels and prevents mold growth. For additional wood protection, we applied 1,150 square feet of Timbor treatment spray to all exposed wooden components, safeguarding the structure against fungal decay and wood-boring pests.

We installed 138 linear feet of the AmeriDrain Drainage System, designed to efficiently capture and redirect groundwater away from the foundation, helping prevent future moisture issues. To manage collected water, we installed one AmeriSump sump station, providing a reliable and effective solution for keeping the crawl space dry. For added structural integrity, we replaced 64 feet of sill plate with new, pressure-treated lumber to restore the strength of the crawl space perimeter. Additionally, six sister joists were installed to reinforce existing floor joists, ensuring the flooring system remains solid and stable. Finally, we installed a durable 6-mil vapor barrier throughout the crawl space. This moisture-control layer helps reduce humidity, prevent mold growth, and create a cleaner, healthier environment beneath the home.

For this project, we installed 125 feet of the AmeriDrain drainage system along the crawlspace perimeter, connected to one AmeriSump pump station for reliable groundwater removal. To protect the space from moisture, we applied 1,100 square feet of CleanSpace encapsulation along with 1,100 square feet of Timbor spray for mold and wood protection. A full 1,100-square-foot crawlspace clean-out was also completed, ensuring the area was cleared of debris before installation. Finally, a 25-foot discharge line was installed to direct water safely away from the home’s foundation.

This homeowner contacted Americrawl after discovering signs of structural damage in their crawl space, including sagging floors and visible wood deterioration. During our detailed inspection, it became clear that several key structural components—such as floor joists, sill plates, rim joists and center beams —had suffered damage due to prolonged exposure to moisture and age-related wear. To restore the home’s structural integrity, Americrawl’s crew performed comprehensive structural wood repairs. Damaged wood members were carefully removed and replaced with treated lumber designed to resist rot and future deterioration. In some areas, additional supports and sistered joists were installed to reinforce the framing and redistribute weight across the crawl space. These repairs brought the floors back to a level position and provided lasting stability for the structure above. In addition to the structural repairs, the homeowner also needed a secure and reliable entry point to the crawl space. The existing access was deteriorated and no longer functional, so a new crawl space access door was custom-installed. Built with durability in mind, the new door is weather-resistant and tightly sealed to prevent outside air, water, and pests from entering the crawl space. It also allows for easier future inspections and maintenance.
