Basement Waterproofing, Crawl Space & Foundation Repair in Gas City

For this project, our team completed a full AmeriDrain Drainage System installation to properly manage groundwater and protect the crawl space from moisture intrusion. The system was tied into a newly installed AmeriSump sump station, with a 35-foot discharge line directing water safely away from the foundation. In addition to the drainage improvements, we carried out extensive structural wood repairs. This included replacing 24 feet of rim joist and plate, 56 feet of sill plate, and installing 42 sister joists to reinforce compromised floor supports. Finally, a durable vapor barrier was installed throughout the crawl space, creating a cleaner, drier, and healthier environment while protecting the wood structure from future moisture damage.

To repair this wet crawlspace in Jonesboro, Indiana, Americrawl installed a comprehensive crawlspace waterproofing and moisture control system designed to help keep the area dry, healthy, and structurally sound. The project began with a debris clean-out to remove unwanted materials and prepare the crawlspace for repairs. Next, 135 linear feet of interior crawlspace drainage was installed to collect and redirect groundwater to a high-performance sump pump system with a discharge line, helping prevent standing water and future moisture intrusion. A 1,000-square-foot vapor barrier was then installed across the crawlspace floor to reduce ground moisture and improve overall humidity control. To further protect the structure, TimBor® treatment was applied to exposed wood surfaces to help guard against mold and fungus wood-destroying organisms. Together, these crawlspace repair solutions create a cleaner, drier environment while helping improve indoor air quality and protecting the home's foundation from long-term moisture-related damage.

The installation team completed the replacement of four (4) crawlspace vents to restore proper ventilation and improve the overall condition of the crawlspace openings. Each vent was carefully removed and replaced with new, properly fitted units to ensure a secure seal and optimal airflow. This system is designed to capture groundwater and channel it efficiently to the sump station, preventing any water accumulation that could lead to moisture damage. As part of the preparation, we performed a full crawl space cleanout covering 504 square feet, removing all debris, old insulation, and any organic material that could contribute to mold growth or poor air quality. To ensure effective water removal, we installed one SuperSump sump station, providing reliable pumping capacity and long-term protection against flooding and standing water. Next, we encapsulated the crawl space using 504 square feet of CleanSpace liner, creating a durable vapor barrier to lock out ground moisture. This encapsulation improves the overall energy efficiency of the home and significantly reduces humidity levels. Finally, for added structural protection, we applied 504 square feet of Timbor treatment to all exposed wooden components, such as joists, beams, and sill plates. This treatment helps prevent mold, mildew, and wood-destroying insects from compromising the integrity of the structure.

This homeowner contacted Americrawl due to ongoing water intrusion and damp conditions in their crawl space. After a thorough inspection, our team recommended a comprehensive solution to address both standing water and moisture control. We began by installing a crawl space drainage system designed to collect and redirect groundwater to prevent pooling beneath the home. The installation team completed a comprehensive crawlspace waterproofing and structural restoration project designed to improve long-term stability, moisture control, and overall crawlspace performance. The work included the installation of 245 linear feet of AmeriDrain interior crawlspace drainage system along the foundation perimeter to intercept groundwater intrusion and relieve hydrostatic pressure at the footing level. The drainage system was configured to provide consistent water collection and proper flow toward one AmeriSump sump station, which was installed to efficiently discharge water away from the home through a dedicated exterior discharge line. To further control moisture and humidity beneath the home, 2,340 square feet of reinforced vapor barrier was installed across the crawlspace floor and sealed along foundation surfaces to create a continuous moisture barrier. Timbor Spray wood treatment spray was also applied throughout the crawlspace to exposed framing members to inhibit mold growth and help protect against fungal decay. Extensive structural repairs were completed to restore proper load support and reinforce compromised framing components. These repairs included replacement of 32 linear feet of rim joist, 36 linear feet of sill plate, installation of 22 sister joists to strengthen weakened floor framing, and 24 box header caps to improve load transfer and structural support at key framing locations. The project was completed with the installation of one steel crawlspace access door, providing improved durability, insulation, and protection at the entry point. Together, these upgrades provide comprehensive moisture management, enhanced structural integrity, and a cleaner, healthier crawlspace environment designed for long-term performance.

The installation team completed targeted structural and insulation repairs to restore the integrity and performance of the affected crawlspace area. The project began with the removal of 19 linear feet of existing spray foam insulation to expose compromised framing and allow for proper repair. Following removal, 19 linear feet of rim joist and sill plate were repaired or replaced to reestablish a solid connection between the framing and foundation. In addition, 8 linear feet of the center beam was replaced to restore proper load-bearing support and improve overall structural stability. Once repairs were completed, 19 linear feet of new spray foam insulation was installed to seal and insulate the area, improving energy efficiency and helping to prevent air and moisture infiltration. Together, these repairs enhance structural strength, restore proper load distribution, and improve the overall condition and performance of the crawlspace.
