This project began with the complete removal of 1,780 square feet of moldy insulation from the crawl space, ensuring all contaminated materials were properly cleaned out to restore a healthy environment. After the cleanout, we installed 1,780 square feet of CleanSpace encapsulation, fully encapsulating the area to prevent future moisture intrusion and improve air quality within the home. To protect the structural integrity of the crawl space, we also applied 1,780 square feet of Timbor Spray. This treatment is specifically designed to prevent mold growth, wood decay, and insect damage, ensuring long-term protection for all wooden components.

At Americrawl, we recently completed a **crawl space repair project** in Pendleton, Indiana, using two of our most trusted solutions—**AmeriDrain crawl space drainage system** and **CleanSpace crawl space encapsulation system**. The homeowner contacted us after noticing musty odors and rising humidity levels throughout the house. After a thorough inspection, we found water seepage, high moisture content, and early signs of mold growth under the home. Our crawl space experts designed a custom solution focused on moisture control, structural protection, and long-term energy efficiency. Our approach combined effective water drainage, vapor barrier installation, and indoor air quality improvements. The first step was addressing the water intrusion. We installed the AmeriDrain crawl space drainage system, specifically engineered to capture and redirect water entering the crawl space. The drainage tile lies along the perimeter and was connected to the customer’s existing sump pump as requested by the customer, allowing water to be safely removed from the home. With the drainage system in place, we moved on to encapsulation. We installed the CleanSpace vapor barrier, a 20-mil thick polyethylene liner that seals the crawl space from outside moisture and air. We applied the CleanSpace® liner across the crawl space floor and walls, sealing all joints, seams, and openings for a continuous vapor barrier. This liner protects the home from ground moisture and drafts. The result is a clean, dry, and usable space beneath the home With the AmeriDrain and CleanSpace systems in place, this Pendleton homeowner now has a dry and healthy crawl space. If you’re noticing moisture, musty smells, or uneven floors in your home, contact Americrawl today. We specialize in crawl space encapsulation, foundation repair, and basement waterproofing—serving Indiana homes with trusted solutions that last.

The installation team completed the installation of 136 linear feet of AmeriDrain® interior crawlspace drainage system along the foundation perimeter to intercept groundwater intrusion and relieve hydrostatic pressure at the footing level. The drainage system was carefully positioned to ensure consistent water collection and direct flow toward the sump location for effective water management. To handle the collected water, one AmeriSump® sump station was installed to efficiently pump and discharge water away from the home through a dedicated exterior discharge line. In addition, four foundation vent replacements were completed to restore proper airflow and improve the overall condition of the crawlspace ventilation openings. To further control ground moisture, 1,362 square feet of reinforced vapor barrier was installed across the crawlspace floor and sealed along foundation surfaces to create a continuous moisture barrier. Together, these improvements provide reliable water management, improved moisture control, and enhanced protection for the home’s crawlspace and structural components.

Americrawl completed a structural reinforcement project that included the installation of 20 feet of new sill plate and a 15-foot steel I-beam set on a poured concrete footing. The existing sill plate had suffered from wood decay and loss of structural support due to prolonged moisture exposure. Our team carefully removed the damaged section and replaced it with new treated lumber to restore the proper load-bearing capacity of the foundation wall. To further stabilize the floor structure, a 15-foot steel I-beam was installed beneath the affected area. The beam was securely set on a new concrete footing, providing a strong, permanent base for the structure above.

Two of the downspouts were extended with yard drainage lines measuring 35 feet and 37 feet in length, ensuring proper water flow and discharge away from problem areas around the home. In total, approximately 15 feet of additional downspout extensions were installed to connect to the yard drainage system, effectively minimizing pooling and foundation moisture concerns.

We performed fiberglass insulation and debris removal to clear out deteriorated materials before completing structural repairs. **Inspection & Diagnosis** Our lead inspector, Daniel, contacted the customer 30 minutes prior to the home inspection to discuss the issues that needed to be addressed for the home to pass the inspection. When Daniel arrived at the property, the customer had expressed their concerns and showed him access to the crawl space. Daniel then entered the crawl space to conduct his inspection. While in the space, he noticed that there was no sump pump or sump station to manage the pockets of water present. After thoroughly examining the area, Daniel provided an estimate for the necessary work. The estimate included the installation of an AmeriSump sump pump station, a clean-out, and a 6-mil poly vapor barrier. **Installation & Repair** When they arrived, Crew Foreman Celeo and his team greeted the customer and explained that they would be installing an AmeriSystem sump pump along with a discharge line. This involved digging a hole that was 22 inches deep and 20 inches wide for the sump pump liner. After installing the sump pump, it would be connected to a 15-foot discharge line that would be buried in her yard. Once the sump pump was in place, the crew cleaned up any debris and leveled the crawlspace. Celeo and his team also installed a 6-mil poly vapor barrier across the entire floor of the crawlspace to cover the soil. **Results & Customer Satisfaction** The customer was pleased to resolve the issues noted by her home inspector. **Team Members Involved** Inspector Daniel Crew Foreman Celeo
