This project focused on improving the structural stability of a crawl space floor system. The crew installed a 30-foot steel I-beam to provide additional support and correct sagging in the existing floor structure. Alongside the beam installation, one damaged floor joist was replaced to restore proper load distribution and floor integrity. To further reinforce the structure, six SmartJack adjustable support posts were strategically placed beneath the new beam. These SmartJacks allow for precise leveling and long-term stability, ensuring the floor remains properly supported and resistant to future settlement.

Our expert crew completed a full crawlspace waterproofing and encapsulation system designed to provide long-term moisture control and structural protection. The project included installation of 160 linear feet of the AmeriDrain interior drainage system along the crawlspace perimeter to intercept groundwater and relieve hydrostatic pressure at the foundation walls. The drainage system was properly pitched and routed to a newly installed SuperSump sump station, engineered to efficiently collect and discharge water away from the home through a dedicated exterior discharge line. To further protect the crawlspace environment, 1,430 square feet of the CleanSpace encapsulation system was installed across the floor and sealed along the walls and penetrations. This reinforced vapor barrier isolates the crawlspace from ground moisture, reduces humidity levels, and helps protect structural components from moisture-related deterioration. The project was completed with the installation of one steel crawlspace access door, improving durability, insulation, and security at the entry point. Americrawl was contacted by a homeowner in Fort Wayne, Indiana, to address concerns with moisture and wood deterioration in the crawl space. Upon inspection, our team found that sections of the rim joist were rotted and compromised due to prolonged moisture exposure. This not only affected the structural integrity of the framing system but also contributed to increased humidity levels within the crawl space.
To correct the issue, our crew removed the damaged rim joist sections and replaced them with pressure-treated structural lumber. All repairs were performed to meet current building standards, ensuring the stability and longevity of the framing.
Following the structural work, a standard 6 mil. vapor barrier was installed across the crawl space floor. This vapor barrier acts as a moisture deterrent by covering the ground surface and reducing the amount of ground moisture rising into the space. Upon inspection, our team identified several critical issues, including wood rot in the sill plate, weakened floor joists, poor access to the crawl space, and general debris accumulation. Moisture was also a contributing factor to the deterioration of structural components. The project began with the removal of debris and damaged insulation throughout the crawl space. This cleanout was essential to properly assess and prepare the area for both structural repair and encapsulation. Americrawls crew performed a sill plate replacement, carefully removing rotted wood and replacing it with pressure-treated lumber to restore the perimeter foundation's structural support. In addition, sister joists were installed alongside compromised joists to strengthen the floor system and restore its load-bearing capacity. To provide lasting protection against moisture and further deterioration, we installed the CleanSpace Encapsulstion system. This heavy-duty liner was mechanically fastened to the floor and walls of the crawl space, creating a clean and sealed environment that prevents moisture intrusion and improves air quality throughout the home. For this project, our crew installed 206 linear feet of the AmeriDrain Drainage System along the crawl space perimeter to properly channel groundwater and prevent moisture buildup. To complement the drainage system, we added one AmeriSump Sump Station, ensuring reliable water removal during heavy rains. Structural improvements were also completed, including the replacement of three feet of rim joist and plate as well as the installation of one sister joist cap, reinforcing the integrity of the floor system. To improve ventilation and efficiency, new vent replacements were installed, helping regulate airflow in the crawl space. Finally, the entire area was covered with 1,862 square feet of 6-mil vapor barrier, creating a protective seal over the soil and minimizing moisture transfer into the home.

This project involved a complete crawlspace transformation to address both water management and structural concerns. Our team installed a full perimeter AmeriDrain drainage system throughout the crawlspace, paired with a reliable AmeriSump pump station to keep groundwater under control and protect the foundation from excess moisture. In addition to the drainage work, we performed structural wood repairs, replacing and reinforcing weakened components of the crawlspace to restore strength and stability to the home’s foundation.
