Before beginning the work, they conducted one final walkthrough with the homeowner to ensure they were aligned with the homeowner's goals for protecting the house. The project involved installing a partial waterproofing system along the perimeter of the foundation and basement. The first step was to jackhammer and remove all the concrete at the base of the walls to create space for the drainage system. Since the homeowners still had some possessions stored in the basement, the crew covered these items with plastic to keep them clean. The jackhammering process generates a lot of dust and noise, but it is a necessary step to ensure the proper installation of the drainage tiles. After completing the demolition, the team began laying out the AkwaGard drainage system around the perimeter. In total, they installed 130 feet of drainage, ensuring that any water entering the basement through the foundation walls would be captured and directed toward the sump pump basin. During this process, CleanSpace Walls and Crack Seal were also installed. Once the drainage system was in place, and the Super Sump basin was set, the AkwaGard tiles were tested with water to confirm that it flowed properly toward the sump pump basin. It is essential to test each system before finalizing the installation by pouring concrete over the components. Following a successful test, the crew mixed and poured concrete over the AkwaGard drainage system, which was positioned within crushed stone to allow for proper flow and drainage. The basin for the water and pump was also cast in concrete. The installed SuperSump sump pump system included a 1/3 HP cast iron pump. Additionally, the WaterWatch alarm system is battery-powered and alerts the homeowner if water approaches the surface of the basin due to any system failure. The lid of the water pump basin is airtight, which is crucial if the homeowner has or ever needs to install a radon mitigation system. Before beginning any work, Celeo conducted a final walkthrough with the homeowners to confirm the project scope and address any last-minute questions. The first step in the installation involved removing a portion of the concrete floor around the perimeter to create space for the AkwaGard basement waterproofing drainage system. Once the preparation work was completed, the team installed 106 feet of the AkwaGard drainage system. These drainage channels were carefully positioned along the base of the foundation walls, where water had been most prevalent. They were laid within a bed of crushed stone to maximize water flow and prevent clogging. A CleanSpace vapor barrier was also installed on the basement walls and carefully directed down into the drainage system to capture any water intrusion. Next, the SuperSump® sump pump basin was installed at the lowest point in the basement to ensure optimal water collection. The entire system was then tested with controlled water flow to verify that the channels were effectively directing water into the sump pump. Once the test confirmed the basement waterproofing was successful, our team poured fresh concrete over the drainage system to secure it in place, restoring a clean and even basement floor. The SuperSump® system is equipped with a WaterWatch® alarm powered by a 9-volt battery, which notifies the homeowner if the water level rises near the top of the sump pump—serving as an early warning signal in case of failure. **Inspection Process & Findings** Tyler, one of our experienced inspectors, was assigned to the property. He contacted the homeowner approximately 30 minutes prior to the scheduled appointment to confirm the time, review the reported concerns, and ensure access would be available upon arrival. Upon arriving at the property, Tyler was greeted by the homeowner, who provided an overview of the issues previously cited by the home inspector and directed him to the crawl space access point. Once inside the crawl space, Tyler conducted a comprehensive inspection, carefully evaluating the structural elements, environmental conditions, and overall integrity of the area. During his assessment, Tyler identified significant termite damage in the vicinity of the center beam and furnace area. The damage had compromised the strength and stability of the affected floor joists, raising concerns about long-term structural performance. It was also noted that the original builder had failed to properly box in the framing near the furnace, creating further complications. In addition to the structural concerns, there were signs of excess moisture accumulation, which is common in poorly ventilated or unsealed crawl spaces. Following his inspection, Tyler discussed his findings in detail with the homeowner and provided a comprehensive foundation repair cost, including both structural reinforcement and moisture management recommendations. **Repair & Installation** Shortly after the inspection and approval of the foundation repair cost, Crew Foreman Brian was dispatched to the residence to carry out the necessary repairs. Upon arrival, Brian introduced himself to the customer, walked them through the scope of work, and ensured all questions were addressed before beginning the installation process. **The repairs included* Structural Reinforcement: Brian and his crew installed seven (7) new floor joists along with a 4-inch steel I-beam and SmartJacks directly beneath the furnace area. The reinforcement restored integrity and evenness to the floor, ensuring it would pass home inspection standards. Moisture Control: To address the high humidity and reduce the risk of future water damage, the crew installed a 6-mil polyethylene vapor barrier across the entire crawl space floor. This durable material helps prevent ground moisture from entering the crawl space, which in turn contributes to improved indoor air quality and energy efficiency.
