Crawl Space Clean-Out and 980 Sq. Ft. CleanSpace Encapsulation – Completed Project Americrawl recently completed a comprehensive crawl space restoration project that included a full construction debris clean-out and installation of a 980 square foot CleanSpace® crawl space encapsulation system. This service was designed to improve moisture control, air quality, and overall foundation protection for the homeowner. The project began with the removal of all construction debris, organic materials, and contaminants from the crawl space area. Our experienced team performed a detailed crawl space clean-out to ensure the space was fully prepped for encapsulation. Eliminating debris not only improved accessibility but also removed potential sources of mold growth, pests, and odors, creating a clean environment ready for long-term crawl space repair solutions. Following the clean-out, Americrawl installed a premium CleanSpace® vapor barrier across 980 square feet of crawl space. We also wrapped support piers to ensure complete crawl space encapsulation and prevent moisture intrusion from any surface area. **Inspection & Diagnosis** Inspector / Design Specialist Tyler proposed the following products and services to help the homeowners; • 130' of perimeter drainage (AkwaGard) along the base of the foundation walls to capture water • 99' of CleanSpace wall • Demo and removal of concrete and wall material • SuperSump sump pump system, complete with battery back-up • Discharge lines, ensuring the water is pumped out and away from the home 15’. • 35 Feet of Disharge line extension • Americrawls Crack Seal **Installation & Repair** Crew Foreman Celeo and his team arrived on the scheduled day for their project. Before beginning the work, they conducted one final walkthrough with the homeowner to ensure they were aligned with the homeowner's goals for protecting the house. The project involved installing a partial waterproofing system along the perimeter of the foundation and basement. The first step was to jackhammer and remove all the concrete at the base of the walls to create space for the drainage system. Since the homeowners still had some possessions stored in the basement, the crew covered these items with plastic to keep them clean. The jackhammering process generates a lot of dust and noise, but it is a necessary step to ensure the proper installation of the drainage tiles. After completing the demolition, the team began laying out the AkwaGard drainage system around the perimeter. In total, they installed 130 feet of drainage, ensuring that any water entering the basement through the foundation walls would be captured and directed toward the sump pump basin. During this process, CleanSpace Walls and Crack Seal were also installed. Once the drainage system was in place, and the Super Sump basin was set, the AkwaGard tiles were tested with water to confirm that it flowed properly toward the sump pump basin. It is essential to test each system before finalizing the installation by pouring concrete over the components. Following a successful test, the crew mixed and poured concrete over the AkwaGard drainage system, which was positioned within crushed stone to allow for proper flow and drainage. The basin for the water and pump was also cast in concrete. The installed SuperSump sump pump system included a 1/3 HP cast iron pump. Additionally, the WaterWatch alarm system is battery-powered and alerts the homeowner if water approaches the surface of the basin due to any system failure. The lid of the water pump basin is airtight, which is crucial if the homeowner has or ever needs to install a radon mitigation system. **Inspection & Diagnosis** Our lead inspector, Daniel, contacted the customer 30 minutes prior to the home inspection to discuss the issues that needed to be addressed for the home to pass the inspection. When Daniel arrived at the property, the customer had expressed their concerns and showed him access to the crawl space. Daniel then entered the crawl space to conduct his inspection. While in the space, he noticed that there was no sump pump or sump station to manage the pockets of water present. After thoroughly examining the area, Daniel provided an estimate for the necessary work. The estimate included the installation of an AmeriSump sump pump station, a clean-out, and a 6-mil poly vapor barrier. **Installation & Repair** When they arrived, Crew Foreman Celeo and his team greeted the customer and explained that they would be installing an AmeriSystem sump pump along with a discharge line. This involved digging a hole that was 22 inches deep and 20 inches wide for the sump pump liner. After installing the sump pump, it would be connected to a 15-foot discharge line that would be buried in her yard. Once the sump pump was in place, the crew cleaned up any debris and leveled the crawlspace. This project involved a full moisture management and structural reinforcement plan to protect the homeowner’s crawlspace. We installed 148 linear feet of AmeriDrain Drainage System paired with one AmeriSump sump pump to efficiently collect and redirect groundwater away from the foundation. To control ground moisture and improve air quality, 1,360 square feet of 6-mil vapor barrier was placed across the crawlspace floor. Our team also performed structural wood repairs, including 14 feet of rim joists and plate replacement, 6 feet of sill plate replacement, and the installation of 4 sister joists to reinforce weakened floor framing. For added protection against mold and wood decay, we applied Timbor Spray to all exposed structural wood components.

We recently had the pleasure of working with a homeowner who was experiencing moisture-related issues in their crawl space. After conducting a thorough inspection, it was clear that a full encapsulation system would be the best long-term solution to protect their home’s foundation and indoor air quality.

Our team installed the CleanSpace Encapsulation System, a durable 20 mil liner designed to seal off the crawl space from the earth’s moisture. This heavy-duty liner not only creates a clean and dry environment but also helps prevent mold growth, wood rot, and musty odors. To ensure continued protection and proper humidity control, we also installed a Sedona dehumidifier one of the most efficient crawl space dehumidifiers available on the market today. The Sedona works around the clock to maintain ideal humidity levels and preserve the structural integrity of the home. In addition to the encapsulation, we also addressed water management on the exterior by extending the downspout away from the foundation. This helps direct roof runoff well away from the home, reducing the chances of water seeping into the crawl space or causing erosion near the structure.

For this project, we installed 125 feet of the AmeriDrain drainage system along the crawlspace perimeter, connected to one AmeriSump pump station for reliable groundwater removal. To protect the space from moisture, we applied 1,100 square feet of CleanSpace encapsulation along with 1,100 square feet of Timbor spray for mold and wood protection. A full 1,100-square-foot crawlspace clean-out was also completed, ensuring the area was cleared of debris before installation. Finally, a 25-foot discharge line was installed to direct water safely away from the home’s foundation.
