He contacted the homeowner approximately 30 minutes prior to the scheduled appointment to confirm the time, review the reported concerns, and ensure access would be available upon arrival. Upon arriving at the property, Tyler was greeted by the homeowner, who provided an overview of the issues previously cited by the home inspector and directed him to the crawl space access point. Once inside the crawl space, Tyler conducted a comprehensive inspection, carefully evaluating the structural elements, environmental conditions, and overall integrity of the area. During his assessment, Tyler identified significant termite damage in the vicinity of the center beam and furnace area. The damage had compromised the strength and stability of the affected floor joists, raising concerns about long-term structural performance. It was also noted that the original builder had failed to properly box in the framing near the furnace, creating further complications. In addition to the structural concerns, there were signs of excess moisture accumulation, which is common in poorly ventilated or unsealed crawl spaces. Following his inspection, Tyler discussed his findings in detail with the homeowner and provided a comprehensive foundation repair cost, including both structural reinforcement and moisture management recommendations. **Repair & Installation** Shortly after the inspection and approval of the foundation repair cost, Crew Foreman Brian was dispatched to the residence to carry out the necessary repairs. Upon arrival, Brian introduced himself to the customer, walked them through the scope of work, and ensured all questions were addressed before beginning the installation process. **The repairs included* Structural Reinforcement: Brian and his crew installed seven (7) new floor joists along with a 4-inch steel I-beam and SmartJacks directly beneath the furnace area. This beam provided critical support where the previous structure had been weakened due to termite damage and poor initial construction. The reinforcement restored integrity and evenness to the floor, ensuring it would pass home inspection standards. Moisture Control: To address the high humidity and reduce the risk of future water damage, the crew installed a 6-mil polyethylene vapor barrier across the entire crawl space floor. This durable material helps prevent ground moisture from entering the crawl space, which in turn contributes to improved indoor air quality and energy efficiency. The installation was completed efficiently and professionally, with all components securely installed and thoroughly tested to ensure long-term effectiveness. **Outcome & Customer Satisfaction** The customer expressed high satisfaction with the work performed by the Americrawl team. The structural repairs not only resolved the concerns raised by the home inspector but also gave the homeowner peace of mind knowing the home’s foundation was secure. **Inspection & Diagnosis** Inspector Daniel was assigned to the property and contacted the customer en route to provide an estimated time of arrival. The home was located in downtown Indianapolis, approximately 20 minutes from Americrawl’s Southside Indianapolis office. Upon arrival, Daniel inspected the drywall cracks and quickly formed a hypothesis regarding potential structural inadequacies in the crawl space. The homeowner granted access to the crawl space, where Daniel conducted a thorough inspection of the foundation. It was discovered that the home lacked a central support beam—an essential structural element that had been omitted during construction. The engineered floor joists spanned an excessive 18 feet without a supporting load-bearing beam. This configuration had caused the floors to sag slightly in the center, resulting in cracks along the interior walls and ceilings. To properly support the weight of the home and restore structural integrity, Daniel recommended the installation of a 4-inch steel I-beam system, reinforced with SmartJack adjustable piers, strategically positioned along the center of the crawl space. **Installation & Repair** Crew Foreman Brian was assigned to carry out the installation. Upon arrival, he greeted the homeowner at the front door and took the time to thoroughly review the proposal to ensure the customer understood the recommended repair process. The installation began with the excavation of SmartJack bases. Brian and his crew dug and prepared gravel-filled footings, compacting the material to create a stable foundation. Once the gravel was set, concrete blocks were placed to support the SmartJacks. The crew then moved on to the challenging task of installing a 46-foot-long, 4-inch steel I-beam through the center span of the crawl space. Precision was key; each section was carefully positioned and anchored. Once the I-beam was in place, the SmartJacks were installed and adjusted to begin gently lifting and leveling the structure, effectively restoring stability to the center of the home. **Results & Customer Satisfaction** The repairs successfully addressed the structural deficiency that had caused the drywall cracking. With the new support system in place, the floors were re-leveled, and pressure was redistributed properly throughout the crawl space. The homeowner expressed relief and satisfaction with both the professionalism of the Americrawl team and the results of the repair.
