This project involves comprehensive structural repairs to the floor framing system to restore strength, stability, and long-term durability. The scope of work includes the removal and replacement of 66 feet of deteriorated 2×6 sill plate along the perimeter of the structure. This process involves carefully lifting and supporting the affected sections of the building, removing damaged material, and installing new pressure-treated 2×6 sill plates anchored securely to the foundation. All components will be leveled and properly sealed to ensure a solid connection between the framing and foundation.
In addition to the sill plate work, the project includes reinforcing the floor system by installing 45 sistered 2×10 joists. Each sister joist will be fitted alongside existing compromised joists, extending to the maximum feasible length to ensure proper load transfer. Construction adhesive and mechanical fasteners will be used to bond and secure the joists according to structural best practices. The sistering process will restore rigidity, reduce deflection, and strengthen the overall floor structure.
The scope also includes the full replacement of 6 floor joists that are beyond repair. These damaged joists will be removed in full and replaced with new, full-length 2×10 joists installed with proper bearing on the sill plate and correctly tied into the existing framing. All connections will meet current building standards and ensure continuity with the surrounding structural members.
